Thai property developer Sansiri adopts genAI on AWS for homebuyers

Sansiri PLC, a major real estate developer in Thailand, has deployed generative AI tools on Amazon Web Services (AWS) to support its home buying and ownership services.

The company introduced ChatX Assistant, a digital concierge powered by Amazon Bedrock, which provides information on financing, zoning, and construction updates for more than 500 projects.

Sansiri has seen faster customer response times and higher satisfaction scores since implementing the system.

The company also uses an optical character recognition system to process over 50,000 invoices a month, with reported improvements in efficiency.

Sansiri is exploring further automation with Agentic AI and reported a 30% boost in software development productivity using Amazon Q Developer.

🧠 Food for thought

Implications, context, and why it matters.

Sansiri’s AI runs on Amazon Bedrock and Thailand-based AWS infrastructure that supports Personal Data Protection Act (PDPA) compliance

  • Sansiri’s ChatX Assistant runs on Amazon Bedrock, AWS’s managed service for foundation models to build generative AI apps. It covers financing, zoning, plus construction updates for more than 500 projects.
  • AWS launched its Asia Pacific (Thailand) Region in January 2025 with three Availability Zones (geographically separate data centers for resilience) 1. The launch lets Sansiri keep customer data in-country to support compliance with Thailand’s Personal Data Protection Act (PDPA) 2. The law distinguishes data controllers from processors, then imposes security obligations rather than mandating local data residency.
  • Sansiri reports faster response times and higher satisfaction since rollout. In-country AWS infrastructure can reduce latency (the time it takes for data to travel between users and servers) for end users 1.

Southeast Asia (SEA) property developers can build local retrieval-augmented generation (RAG) assistants over regulatory datasets

  • Bedrock is available in Thailand, Malaysia, and Taipei, Taiwan 3. Regional firms can build assistants using retrieval-augmented generation (RAG) over building codes, land-use rules, plus mortgage frameworks for automated compliance guidance.
  • Systems integrators (firms that implement and connect software) and compliance consultants can bundle PDPA-aligned generative AI (genAI) for SEA developers. AWS has ISO 27018 certification (a cloud privacy standard for protecting personal data) and customer-controlled regional data placement 2. Processing 50,000 invoices each month with optical character recognition (OCR) signals demand for document intelligence across property management with leases, contractor invoices, and maintenance records ready for automation using AWS OCR plus document AI services (tools that extract plus classify information from documents).
