Nvidia grows Israeli hub with $27m lease for 10 floors

Nvidia has expanded its presence in Tel Aviv by leasing an additional 10 floors in the Rubinstein Twin Tower.

This brings the company’s total occupancy in the building to 18 floors, totaling over 22,000 square meters of office space and accommodating 1,200 workstations.

The lease, valued at approximately NIS 100 million (US$27 million) and extending through 2032, contributes to Nvidia’s existing operations in Israel.

The company employs around 4,500 people in the region, making Israel Nvidia’s largest research and development hub outside the United States.

The newly leased office space is expected to be ready for use by the end of 2025.

🧠 Food for thought

1️⃣ Nvidia’s Israeli expansion represents a strategic talent acquisition strategy amid industry shifts

Nvidia’s massive Tel Aviv expansion reflects a calculated talent acquisition approach that has seen the company become a major beneficiary of Intel’s workforce reductions in Israel.

Nvidia has hired numerous former Intel employees, offering salaries approximately 33% higher than Intel’s competitors, targeting experienced professionals in core processor development, hardware architecture, and chip design 1.

This talent migration comes as Intel has laid off over 1,000 employees in Israel as part of global restructuring efforts prompted by financial challenges, including a $1.6 billion quarterly loss 2.

The contrast between Nvidia’s aggressive expansion and Intel’s contraction illustrates a significant power shift in the semiconductor industry, with Nvidia’s Israel operation growing to become the company’s largest R&D hub outside the United States.

This growth trajectory builds upon Nvidia’s strategic acquisition of Israel-based Mellanox Technologies for $6.9 billion in 2019, which provided the foundation for its current significant presence in Yokneam 3.

2️⃣ Bucking the return-to-office trend with major office investments

Nvidia’s investment in physical office space while maintaining a fully flexible work model contrasts with the widespread industry trend of mandating return-to-office.

The company is committing approximately $27 million through 2032 for office space in Tel Aviv’s Rubinstein Tower despite having no mandatory attendance requirements, signaling confidence in its workplace flexibility approach.
