Microsoft commits $60b to neocloud data center providers
Microsoft has committed over US$60 billion to neocloud data center providers as it seeks to expand computing capacity for its AI operations.
The largest commitment about US$23 billion will go to Nscale, a UK-based firm, giving Microsoft access to around 200,000 Nvidia GB300 chips across locations in the UK, Norway, Portugal, and Texas.
Other deals include up to US$19.4 billion with Nebius, more than US$10 billion with CoreWeave, US$9.7 billion with Australian firm Iren, and over US$2 billion with Lambda for access to Nvidia chips.
Many of these contracts are set for five years.
Microsoft said its approach blends owned and third-party data centers to boost flexibility and meet rising demand.
The company spent nearly US$35 billion in its most recent quarter, mostly on data center leases and equipment.

Microsoft neocloud contracts leave delivery risks unclear
- Many Microsoft commitments to neocloud operators run five years, like Iren 1 and Nebius 2. Terms are not public. Deals may be take-or-pay (pay for reserved capacity even if unused) or usage based (pay only for what is consumed).
- Delivery remains distant for much of the buildout. Nscale’s Texas campus comes online in 2026 3. Iren’s Childress rollout continues in phases 1.
- Iren must buy $5.8 billion in GPUs and equipment from Dell 1. That raises questions about responsibility for delays from construction, grid shortfalls, or Nvidia AI chip slips that could push schedules later.
Infrastructure vendors can pursue four confirmed build sites with staged timing
- Power, liquid cooling, and fiber suppliers can bid on four sites with set windows. Nscale’s 240 MW Texas campus targets Q3 2026 and can scale to 1.2 GW 3. Iren’s 750 MW Childress plan adds 200 MW liquid-cooled phases through 2026 1. Nebius’s 300 MW New Jersey facility aims for summer 2025 4. Nscale’s 50 MW UK Loughton campus is scheduled for Q1 2027 and is expandable to 90 MW 3.
- Staggered schedules offer several entry points. Suppliers can pursue early phases at lower risk while lining up for later awards, especially at the Texas Nscale site where Microsoft holds an option for another 700 MW starting late 2027 3.
