Indonesian co-living startup Cove expands to more ID cities

Cove, a property technology firm, has expanded its co-living operations to Surabaya and Yogyakarta in Java.

This move is part of the company’s strategy to increase its presence across Indonesia.

In Surabaya, Cove launched its first property, Cove Sanmara, in Mulyorejo with an 80% occupancy rate within a month and plans to expand to other key areas.

In Yogyakarta, Cove now offers consulting services to help property owners convert spaces into co-living units.

These services include market research, financial projections, and development support.

Cove targets the addition of 2,400 new rooms in Indonesia by the end of 2025 to meet rising demand for co-living.

🧠 Food for thought

1️⃣ Co-living emerges as strategic solution amid Indonesia’s housing affordability crisis

Cove’s expansion coincides with Indonesia’s severe housing challenges, providing context for why co-living is gaining traction beyond just being a trendy concept.

The Indonesian government’s ambitious plan to build three million housing units annually, with 800,000 subsidized, highlights the significant housing shortage the country faces 1.

This housing crisis is compounded by economic pressures, with Indonesia’s middle class projected to shrink from 60 million in 2019 to approximately 48 million by 2024, constraining traditional housing markets 2.

Cove’s strategic positioning near transportation hubs aligns with urban development patterns. Forty percent of their residents choose properties specifically for proximity to public transport, a critical consideration in congested Indonesian cities.

The 80% occupancy achieved at Cove Sanmara in Surabaya within just one month demonstrates strong market validation for affordable, flexible housing solutions during economic uncertainty.

2️⃣ Market segmentation and adaptive business models driving co-living success

Cove’s differentiated approach across markets reveals how co-living operators are evolving beyond one-size-fits-all strategies to address specific regional needs.
