ID properties rental company Kozystay buys villa management firm

Kozystay has acquired BaliSuperHost, a villa management firm in Bali, following its recent series A funding round led by Integra Partners, with Cercano Management and Intudo also joining.

Kozystay, based in Indonesia, manages short-term rental properties including apartments, villas, and aparthotels.

With this acquisition, Kozystay now manages over 1,000 properties across Indonesia, including more than 400 villas previously under BaliSuperHost.

The company said it will work with BaliSuperHost’s founders to expand its presence in Bali and combine operational capabilities.

Kozystay plans to use the new funding to accelerate expansion into cities such as Bogor, Surabaya, and Lombok.

It also aims to build more tech-enabled aparthotels and villas through partnerships with developers.

The company targets profitability by the end of 2025 and plans to pursue growth using an asset-light model.

🧠 Food for thought

1️⃣ Kozystay’s acquisition addresses Bali’s oversaturated villa market through consolidation

The timing of Kozystay’s BaliSuperHost acquisition reflects the competitive reality of Bali’s short-term rental market, which now has 38,998 active Airbnb listings competing for guests2.

With median occupancy rates at just 65%, property managers face intense competition that makes operational efficiency and scale crucial for profitability2.

BaliSuperHost’s impressive track record, managing over 400 villas while serving 600,000 guests and maintaining over 1,200 employees, demonstrates the kind of established operational excellence that becomes valuable when markets saturate1.

The acquisition allows Kozystay to immediately gain significant market share in Bali rather than building from scratch in an increasingly crowded field.

This consolidation strategy aligns with the challenges of Bali’s long-term rental market, which is declining as digital nomads become more budget-conscious and remote workers face return-to-office policies3.

2️⃣ Indonesia’s short-term rental consolidation mirrors global market maturation patterns
