GXS Bank, Funding Societies launch SME property loans

On 27 April 2026, Singapore digital bank GXS Bank launched a property-backed business loan with Funding Societies that offers local SMEs up to S$2 million (US$1.57 million) against residential or commercial property.

The loan will be rolled out in phases, starting with existing customers of both firms and businesses in the Grab and Singtel networks.

Funding Societies is a Singapore-based SME financing platform.

The product is aimed at firms seeking financing backed by property assets, GXS Bank said. The bank is owned by Grab and Singtel.

🧠 Food for thought

Implications, context, and why it matters.

Singapore’s tight mortgage rules open room for property-backed business loans

  • Singapore tightly limits personal property borrowing. Its Total Debt Servicing Ratio (TDSR) caps monthly debt payments at 55% of income 1.
  • The loan lets small and medium-sized business owners borrow against property for business needs. These loans follow different rules from personal mortgage equity withdrawal loans (MWLs) 2.
  • GXS had already hinted at the offer on its business lending site. It listed a “GXS Biz Property-backed Loan” with secured working capital of up to S$2 million (US$1.57 million), and said applicant details would be shared with FS Capital Pte Ltd if property-backed financing was chosen 3.
  • Funding Societies already has a similar secured property-backed loan of up to S$4 million (US$3.13 million) through FS Capital Pte. Ltd., which gives it experience in this segment 4.

The deal fits a wider move to weave complex finance into tech platforms

  • The tie-up tracks a broader shift in small and medium-sized business lending. Alternative loans now sit inside digital banking platforms instead of being sold on their own 5.
  • Adding a secured higher-value loan beside unsecured credit products helps GXS broaden its offer and take on traditional lenders 3.
  • Starting with businesses in the Grab and Singtel ecosystems gives GXS ready-made customer pools for small and medium-sized business lending 5.
  • Secured lending also helps digital firms claim more of Singapore’s alternative lending market, forecast at US$8 billion by 2029 5.
