Founders Fund leads $11.7m series A for Saudi proptech firm Mnzil

Mnzil, a Saudi Arabia-based proptech company, has raised US$11.7 million in a series A funding round led by US-based Founders Fund, which is making its first investment in the country.

COTU Ventures also joined the round.

Founded in 2024, Mnzil provides worker-housing solutions and operates across over 13 cities in Saudi Arabia.

The company said it serves more than 100 corporate clients through a network of over 60 buildings.

Mnzil plans to use the new funding to expand its operations, including developing a 22,000-square-meter site for six additional worker-housing buildings in partnership with local landowners.

🧠 Food for thought

Implications, context, and why it matters.

Mnzil’s numbers back a lean setup with more revenue from services

  • Mnzil, a worker-housing operator, reports its revenue split roughly 40% rent and 60% operating services, with pricing at $100–$120 per worker 1. This mix means service revenue like transport, catering and facility management can beat profits from rent alone.
  • Large enterprises save around 30% and SMEs up to 60% versus self-managed setups 1. That gap lets providers undercut in-house operations.
  • For its 22,000-square-meter expansion, the team is partnering with local landowners. This approach reduces upfront capital and speeds expansion across 13+ Saudi cities.

Saudi Arabia is tightening worker-housing rules, which opens a market for compliance tools

  • New Ministry of Municipal, Rural Affairs and Housing (MOMRA) rules require at least 4.8 square meters per person, a health specialist or a contract with a specialized company, and regular inspections 23. Firms that fall short face fines and closures 3, so thousands running their own housing must upgrade.
  • Software vendors and property-technology operators can build tools that file MOMRA reports through the Balady Portal (the government’s municipal services gateway) and the Labor Camps Platform (the government system for registering and monitoring worker accommodations) 4. These tools can track occupancy density in real time, schedule required sterilization, and create audit-ready files for inspectors.
  • There is room for property systems built for labor camps and Internet of Things (IoT) sensors that watch occupancy plus conditions. Digital payments can handle the 60% service share 1 across many sites.
