🧠 Food for thought
1️⃣ Egypt’s real estate has structural challenges creating prime proptech opportunity
Nawy’s rise addresses fundamental issues in Egypt’s housing market that have persisted for decades.
The country faces a severe housing shortage estimated at 3 million units, with approximately 80% of the population living in informal settlements due to inadequate formal housing options 1.
This gap exists despite real estate being a primary hedge against inflation for Egyptians, explaining why Nawy has processed $1.4 billion in transactions despite economic challenges.
Government policies have historically favored luxury developments over affordable housing, creating a disconnect where developers target high-income buyers while most Egyptians struggle to find suitable homes 1.
The currency crisis referenced in the article reflects a persistent challenge. The Egyptian pound lost 69% of its value, yet Nawy still grew 50x in dollar terms, demonstrating how property remains a critical investment vehicle during economic instability.
This market dynamic explains why Nawy’s mortgage alternative “Move Now Pay Later” addresses a crucial need. Traditional mortgages are “almost non-existent” in Egypt, as the CEO noted, preventing most middle-class Egyptians from accessing homeownership.
2️⃣ African proptech funding signals maturing ecosystem across the continent
Nawy’s $75 million round represents a significant milestone for Africa’s growing proptech sector, which has seen total investment surge from just $2 billion in 2013 to $18 billion by 2018 2.
