Blackstone-backed real estate fund plans $558m IPO in July

Knowledge Realty Trust is planning an initial public offering (IPO) valued at around 48 billion rupees (US$558 million) in July.

Backed by Blackstone Inc. and Sattva Developers Pvt., this could become one of India’s largest Real Estate Investment Trust (REIT) listings.

The firm recently raised 14 billion rupees (US$162.4 million) in a pre-IPO allotment from domestic high-net-worth individuals and family offices.

Discussions about the IPO timing are ongoing, with no final decision made.

According to its March draft prospectus, the IPO proceeds will be used to repay debt and fund general corporate purposes.

As of September 2024, its gross asset value stood at 594 billion rupees (US$6.4 billion), with a net operating income of 29 billion rupees (US$336.4 million).

🧠 Food for thought

1️⃣ Indian REITs demonstrate consistent outperformance in a maturing market

Knowledge Realty Trust’s IPO comes at a strategic time when Indian REITs have established a clear track record of outperforming benchmark indices.

In fiscal year 2025, India’s four existing REITs delivered better returns than both the BSE Sensex and NSE Nifty 50, with distribution per unit improving by 12% year-on-year across the sector 1.

This performance is supported by strong fundamentals in the commercial real estate market, with Embassy Office Parks—India’s first REIT—maintaining occupancy rates of 95%, significantly above the market average of 86% 2.

The consistent income generation of REITs makes them particularly attractive in the current economic environment, with distribution yields typically ranging between 7-11%, comparable to fixed deposits but with additional capital appreciation potential 2.

Knowledge Realty Trust’s projected 90% occupancy rate aligns with this trend of high-quality asset management that has become a hallmark of successful Indian REITs.

2️⃣ Institutional backing signals market confidence in Indian commercial real estate

Blackstone’s involvement in Knowledge Realty Trust continues its significant pattern of investment in Indian commercial real estate through the REIT structure.
