🧠 Food for thought

1️⃣ Co-living investment surge reflects massive market expansion momentum

Bain Capital’s $100 million commitment comes as India’s co-living sector experiences significant growth across multiple metrics.

The organized co-living inventory is anticipated to reach nearly 1 million beds by 2030, representing a tripling of current capacity 2. This expansion is driven by strong fundamentals, with rental prices in major Indian cities surging by up to 9% in 2024, making shared living arrangements increasingly attractive 3.

The market economics favor institutional investment, with co-living spaces expected to generate 44% more income per square foot than traditional apartments 3.

Consumer behavior also supports this growth trajectory, as over 51% of millennials are willing to spend more than 25% of their income on fully furnished accommodations 3.

This creates a compelling investment thesis for institutional players like Bain Capital, who can capitalize on both the supply shortage and strong demand fundamentals in India’s urban rental market.

2️⃣ Platform shifts from asset-light to asset-heavy development model

The Bain-Sattva partnership represents a fundamental shift in how co-living companies approach growth, moving from management-focused models to direct real estate development.

Earlier co-living players typically leased and managed existing properties, but this platform will acquire land and develop purpose-built communities from the ground up 1.
