Bain Capital reportedly eyes $4b deal of China data center unit

Bain Capital is reportedly considering the sale of its China data center operations, WinTriX DC Group, in a deal that could exceed US$4 billion, according to sources familiar with the matter.

Advisers have held preliminary talks with potential buyers.

WinTriX’s China operations are expected to generate around 4 billion yuan (US$551.92 million) in EBITDA in 2025.

The potential sale comes after Bain Capital privatized Chindata Group, now WinTriX, in a US$3.16 billion deal nearly two years ago.

The deal occurs amid rising data center valuations driven by AI and cloud computing.

🧠 Food for thought

1️⃣ Private equity timing captures AI-driven valuation surge in data centers

Bain Capital’s potential $4+ billion sale showcases the classic private equity strategy of buying at lower valuations and selling during peak demand cycles.

The firm originally took Chindata private for $3.16 billion in 2022, and is now poised to exit at a significant premium just as AI has dramatically increased data center valuations industry-wide.

This timing aligns with the broader market trajectory, as China’s data center market is projected to grow by $274.39 billion from 2025-2029 at a compound annual growth rate of 38.3% 1.

The strategy mirrors other recent data center transactions, such as AirTrunk’s sale to a Blackstone-led consortium for over 20 times its forward earnings last year, demonstrating how private equity firms can capitalize on emerging technology trends.

Bain’s decision to exit now likely reflects awareness of a valuation peak, as data centers built specifically for earlier AI workloads may become less valuable as technology evolves toward different infrastructure requirements.

2️⃣ China’s data center overcapacity reveals risks beneath the AI growth narrative

Despite WinTriX’s multibillion-dollar valuation, Fitch’s recent downgrade highlights fundamental challenges in China’s data center sector that may explain Bain’s exit timing.

The rating agency specifically cited “slower hyperscale data center demand and higher competition in China” as key risks, a warning validated by industry data showing up to 80% of China’s newly built AI data centers remain underutilized 2.
