AirTrunk secures $1.2b green loan for Japan data center

AirTrunk, a hyperscale data center operator in Asia Pacific and the Middle East, said it secured a JP¥191.6 billion (US$1.2 billion) green loan to refinance and expand its TOK1 campus in East Tokyo.

The company said the loan is the largest data center financing ever completed in Japan.

AirTrunk said the facility is structured under its Green Financing Framework and will refinance existing facilities and fund development capex for TOK1’s next phases.

The campus is scalable to over 300MW and AirTrunk said it has started construction to add more than 100MW of IT load to meet near-term customer demand.

Twelve banks acted as mandated lead arrangers and bookrunners, led by SMBC, MUFG, Crédit Agricole CIB, and Société Générale as global coordinators.

AirTrunk said margin incentives from the loan will be directed to the AirTrunk Social Impact Fund to support community initiatives in Japan, including STEM education, digital equity, biodiversity and conservation, sustainable innovation, and disaster relief.

The company said the financing builds on its Japan investment and that four Japan campuses – TOK1, TOK2, OSK1, and OSK2 – which at full build-out will deliver about 530MW of capacity for cloud and AI workloads.

🧠 Food for thought

Implications, context, and why it matters.

The TOK1 campus is a strategic asset beyond its size

  • At full buildout of 300+MW, the TOK1 campus is on track to become Japan’s largest data centre campus 1.
  • It sits in Inzai, Chiba Prefecture, and supports the main cloud availability zone for the Tokyo region 2.
  • The design targets a Power Usage Effectiveness (PUE), a standard measure of data centre energy efficiency, of 1.15. AirTrunk said this would make it the country’s most efficient facility, and the solar-ready roof can add 4,000 sqm of panels that generate nearly 1 million kWh per year 1.
  • Scale plus speed strengthens the appeal for big cloud providers, since the first phase launched with 60MW and arrived in 45 weeks 3.

This loan tracks global capital backing Japan’s AI buildout

  • The financing aligns with rising spend in Japan’s hyperscale market, forecast to more than double to $11.5 billion by 2031 4.
  • That growth has support from investment firm Blackstone, which acquired AirTrunk as part of its push to become the world’s largest investor in AI infrastructure 5.
  • The loan-backed capacity is intended for cloud services and AI workloads, which require newer sites with higher power density plus advanced cooling 6.
  • The deal reinforces Japan’s role as a hub for cloud and AI infrastructure across Asia-Pacific, which helps sustain foreign inflows 6.
