Blackstone reportedly plans $1.1b hyperscale data center in India

Blackstone plans to invest over 10,000 crore rupee (US$1.1 billion) to develop a hyperscale data center in Chennai, according to sources.

The 16-acre site in Ambattur will start with an initial IT load capacity of 216 MW.

This would make Blackstone one of the largest data center owners in India, with over 700 MW potential.

The land was acquired for more than Rs 500 crore with support from Beary Group.

The Bengaluru-based developer will work with Blackstone to deliver the campus under its design-build-deliver model.

The project highlights growing institutional interest in data-driven infrastructure in India.

🧠 Food for thought

Implications, context, and why it matters.

The project’s success hinges on market absorption and grid-connection timelines

  • An initial IT load capacity of 216 MW has been announced, yet Chennai’s existing supply of over 200 MW should be weighed against the competitor pipeline to gauge absorption risk 1.
  • Leasing pace by cloud hyperscalers (the largest cloud providers that rent massive amounts of data centre capacity), which drove a record 427 MW of absorption across India in 2025, should be reviewed to estimate how fast the new space can be turned into revenue 2.
  • High-voltage grid-connection timing for a hyperscale data centre campus should be checked, since approvals for 230 kV (kilovolt) tie-ins can take more than 24 months and could raise costs 3.

A large new power demand creates an opening for green energy suppliers

  • Renewable energy developers and investors could win a large buyer in the 216 MW campus, which matches operator plans to source up to 100% renewable energy 3.
  • Long-term open-access Power Purchase Agreements (PPAs) can be set up, using Tamil Nadu’s 34.7 GW of renewable assets to keep pricing competitive 3.
  • Progress will rely on working through rules from the Tamil Nadu Electricity Regulatory Commission (the state body that sets electricity rules and tariffs), including open-access adjustment priority, energy banking, and extra surcharges 4.
